  • Qualify all prospective tenants to pass strict personal, business and credit criteria.
  • Prepare all lease agreements and writing according to the current legislation.
  • Provide the tenant with entry condition report at the commencement of the tenancy.
  • Collect and lodge the rental bond prior to keys handover.
  • Ensure the rent is paid in advance at all times.
  • Organise rent payments via regular Internet transfers or Direct Debits.
  • Disburse all the fund collected to the landlord twice per month with a statement detailing the income and expenses to date.
  • Attend to all maintenance requests raised by the tenant and ensure for timely follow up with appropriate actions.
  • Perform regular routine inspections of the property.
  • Perform periodical rent reviews and lease renewals.
  • Arrange for payment of all statutory charges such as Body Corp, council rates, insurance etc. on behalf of the landlord.
  • Setup and maintain effective procedures for collection of rental arrears.
  • Prepare CTTT applications in accordance with corresponding legislation.
  • Prepare an end of financial year report summary for the owner detailing all income and expenditures.
  • Complete the final end of tenancy inspections and finalise rental bond returns in line with regulatory requirements.
  • Ensure most efficient tenants changeover in order to minimise the risk of loss of rent.
